Who is in the building design team?

 

1. Architects 

An architect is the principal designer in a building project. His role is to advise prospective builders, understand their needs, and design a building to suit. He then prepares drawings showing the general layout of the home. MyBoma works in consultation with a team of well qualified and skilled architects to deliver to our clients the best designs.

An architect also carries out periodic supervisions and inspections of the building projects, to ensure that the works are being carried out in accordance with the design. MyBoma T&Cs recommend that our clients engage the services of an architect within the locality of their construction projects, to aid them to get council submission (Refer to item on Council Submission) and also supervise the projects on site. (This will not be too steep a cost, and is usually paid per visit on site.  MyBoma team can recommend different architectural practices to our clients)

 

2. Structural & Civil Engineers 

These are one of the most important consultants on any project. Their role is to determine the estimated loads that a building will carry – then analyze and design the proposed building to carry that load and to withstand the external forces (E.g. wind, tremors) to prevent collapse. Based on their calculations and designs, the structural engineer prepares structural drawings for the project – showing how much concrete, steel etc. will be used. MyBoma works in consultation with a team of well qualified and skilled Structural engineers to deliver to our clients the most efficient designs.

A structural engineer also carries out periodic supervisions and inspections of the building projects, to ensure that the works are being carried out in accordance with the design. MyBoma T&C stipulate that our clients must engage the services of a structural engineer within the locality of their construction projects, to aid them to get council submission (Refer to item on Council Submission) and also supervise the projects on site.  (This will not be too steep a cost, and is usually paid per visit on site. 3.Quantity Surveyors

The QS advises the client on the approximate costs of the project, based on architectural and structural drawings. The QS then prepares a Bill of Quantities, which shows a breakdown of the materials that are to be used on the project, and puts a cost element to it. This enables the client to be able to plan and prepare for the financial load of the project.

MyBoma has prepared a template for Bill of Quantities, and gone a step further to break it down elementally – to the point of telling our clients approximately how many bags of cement to buy!  The estimated project cost is also shown on our product page. 

 

4. Mechanical Engineers 

A mechanical engineer’s role in a project is to design and draw all the mechanical elements of a building. In a typical residential project, like what is provided by MyBoma, the mechanical drawings show all plumbing and drainage works which include – Water supply, Foul (sewer) drainage, Sanitary fittings e.g. Sinks, Toilet WCs etc. 

MyBoma has worked with a team of skilled professionals to prepare Mechanical drawings for our projects. 

 

5.Electrical Engineers  

An electrical engineer’s role in a project is to design and draw all the electrical elements of a building. In a typical residential project, like what is provided by MyBoma, the electrical drawings show all lighting points, sockets, conduiting etc. 

MyBoma has worked with a team of skilled professionals to prepare Electrical drawings for our projects. 

 

6.Interior designers

An Interior designer’s role in a project is to make indoor spaces functional and beautiful, by designing and specifying decorative aspects, such as paint colors, tile patterns, lighting, cabinets etc. They not only provide drawings, but also provide interior renders (Images) showing how the spaces will work. In some residential projects, an architect doubles up as an interior designer. 

MyBoma has worked with a team of skilled designers to prepare interior plans and renders for all our projects, to ensure that our clients are able to well interpret the spaces they build.

 

7.Project managers 

A project manager role is to oversee every aspect of the building project, and assist the client to manage the project on-site. Their work includes planning, execution, monitoring, control and closure of the building project, ensuring that timeline targets and cost budgets are kept.

In many residential projects, the architect, or the client act as the project managers.

 

8. Land Surveyors

The land surveyor is the first consultant to visit a site, and their role is to make exact measurements and determine property boundaries (Show beacons) 

They provide drawings showing the shape and size of the site, the slope, location (longitudes and latitudes), elevation (height above sea level), and other features that would be relevant to the construction e.g. location of sewer line, borehole, trees etc.
